Coffee & Contracts alternativesfor real-estate agents

Coffee & Contracts is a template and caption membership for real-estate agents at $74 a month, $199 a quarter or $740 a year: editable social templates, Reels scripts, captions, email drips, lead magnets and printed mailers that you customize, film and post yourself (checked 12 Sep 2026). Agents go looking for an alternative for three reasons you can read on the record.

It makes no finished video and posts nothing — The Close’s review scores it 4.7 out of 5 and still lists “Not automated posting” and “No in-app template editor” as cons; the content is shared, because their terms grant a “limited, non-exclusive, non-transferable” license, so other members post the same template; and the subscription “will automatically renew” with fees that are “non-refundable” (checked 12 Sep 2026). Plenty of agents are glad to make their own content, so the list below is about fit, not a verdict.

Six options

What each one is, and what it costs

Grouped by what you actually receive: the template library you finish yourself first, then the app that turns listing photos into video, then the three that hand you something finished, then the website platform that swallows all of it. Paper Route is one of the six and it is ours — we have said so in its heading rather than hiding it in a disclosure at the bottom. Every price was read off the vendor’s own page on 12 September 2026 and linked; where a vendor doesn’t publish one, the entry says that instead of guessing. No affiliate links, and nobody paid to be here. No star ratings either: unlike Roomvu, Coffee & Contracts has no Capterra, G2 or Trustpilot listing we could read today, and reddit.com blocks our fetcher, so nothing here is attributed to a thread or a rating we have not seen.

    Agent Crate

The alternative Google’s own autocomplete pairs with Coffee & Contracts. A content calendar and a “500+ Template Library” of reels, carousels and posts, refreshed weekly, that you finish yourself. Two plans go further than a library: “4 Instagram posts per week” published for you on the $99 plan, and “3 branded posts per week” designed in your brand colors with your logo and headshots, scheduled to Instagram and Facebook, on the $199 plan. It makes no finished reel in your voice.

    Price
$59, $99, $149 or $199 a month (Create, Automate, Grow, Branded Posts); “GET 2 MONTHS FREE!” on annual billing.
    Best for
Agents who want the same kind of template membership for less, or templates plus light auto-posting.

    Reel-E

Upload the photos for a listing and it returns a property video with camera motion and music-synced cuts in 16:9, 9:16 and 1:1. Narration in your own voice is not part of the offer — the site describes a royalty-free music library — and it does not post for you: you download the file and post it. It covers listings, not weekly market or educational content.

    Price
“Plans starting at $44/month”, with a 7-day free trial that includes “3 full listing videos”.
    Best for
Listing-heavy agents who want a fast video per property and nothing else.

    Roomvu

Ready-made hyper-local and MLS-driven videos built from templates, auto-posted for you to Facebook, LinkedIn, Instagram, Stories & Reels, TikTok and YouTube on the entry plan. “Agent DNA (Sounds Like you)” is listed on the $89.99 plan and “AI Voice Cloning from your Recording” on the $199.99 plan. A free account exists and posts to one network, “not incl. Instagram”.

    Price
$89.99, $199.99 or $399.99 a month (Omni-Presence, Brand Builder, Lead Magnet); “Save up to 25%” yearly, “7 Days Money Back Guarantee”.
    Best for
Agents who want something going out every day across many networks without touching it.

    Social Realtr

Credits rather than templates: posts and video edits produced by “Real editors and designers who specialize in real estate”, then scheduled and posted to your channels for you. Video credits are spent on footage you upload, so you are still the one filming, and “If you don’t send video clips, they do not roll over to the following month”.

    Price
$199, $399 or $599 a month (Rookie, Rising Star, Top Producer) for 12–20 post credits and 4–16 video edit credits.
    Best for
Agents who already shoot video and want people, not software, editing and posting it.

    Paper Route (that’s us)

A content employee rather than a library or a dashboard: it brings the ideas and the weekly drop, and you handle changes by text, like a colleague — up to 10 edits per reel. Every reel is written and generated from scratch rather than filled into a template, so two agents in the same city get different reels: the script around your metro’s actual numbers or the listing facts you entered, the visuals per reel, every claim mapped to its source. And you are in it without filming: your headshot and logo in every reel, your own cloned voice if you record a 60-to-120-second sample, and generated scenes of you, such as the podcast segment. Five formats (market update, new listing, just sold, open house, educational), 8 reels a month on Starter up to 20 reels a month on Pro. Nothing is posted on your behalf — you download the reel and the caption and post it.

    Price
$79, $99 or $149 a month. No free tier. Monthly: end it at any time and it runs to the end of the billing month, with no refunds.
    Best for
Agents who want a few reels a week in their own voice, with sourced local numbers, and don’t mind posting them.

    Luxury Presence

Four plans — Launch, Brand, Scale, All In — each built on a designed website with MLS search, a CRM and CMAs, adding blog content, advertising tools and AI lead nurture; done-for-you social media comes in from Scale up and is an add-on below that. It is a platform decision, not a content subscription.

    Price
Not published: monthly pricing is quote-only, there is a one-time setup fee that varies by plan, and “All plans are a 12-month agreement”.
    Best for
Agents replacing their website and CRM at the same time, with budget for a year’s commitment.

How to choose

Three questions that settle it

  • Do you want to make it, or receive it? Coffee & Contracts and Agent Crate give you templates to finish. Reel-E turns your listing photos into a video. Roomvu, Social Realtr and Paper Route deliver something finished.
  • Do you want it posted for you?Roomvu and Social Realtr post; Agent Crate posts on its $99 and $199 plans; Coffee & Contracts, Reel-E and Paper Route hand you the file and you post it.
  • Templates, or written from scratch in your voice? A template library is cheaper and the same library goes to every member. Paper Route writes and generates each reel from scratch around your metro’s numbers, in your own cloned voice, on every plan from $79 a month.

If you are down to two, the line-by-line version is on Paper Route vs Coffee & Contracts, and Paper Route vs Roomvu covers the auto-posting option. Our own plans and what each includes are on the pricing page. Prices and features move: if an entry here is out of date, tell us and we’ll correct it. Every product named here belongs to its owner; we are not affiliated with any of them and use no one’s logos.
