Paper Route vs Coffee & Contractsin 2026

Coffee & Contracts is a template and caption membership for real-estate agents: $74 a month, $199 a quarter or $740 a year buys a weekly library of editable social templates, captions, Reels scripts, email drips, lead magnets and printed mailers that you customize, film and post yourself (checked 12 Sep 2026). Paper Route is a content employee: 8 to 20 finished reels a month, written and generated from scratch, with your headshot, logo and cloned voice, from $79 a month.

One difference decides it for most agents: Coffee & Contracts hands you the raw material and you make the reel; Paper Route is a colleague who writes each reel from scratch, shows you in it without filming, and takes changes by text. Neither one posts for you.

Side by side

Coffee & Contracts hands you templates; Paper Route hands you the finished reel

Every Coffee & Contracts cell is numbered to the page it came from, all read on 12 September 2026. Every Paper Route cell comes from our own pricing and how-it-works pages. We compare workflow and price only: we have no basis to compare results.

How you work with it

Paper Route

Like a colleague, not a library. It brings the ideas and the weekly drop without being asked, and you handle it the way you handle a person: read what it wrote, say what you want different. No templates to fill, no calendar to keep.

Coffee & Contracts

You browse and build: content arrives weekly and you pick, customize, download and post it. Their Claude Connector links the library to “your AI tools like Claude or ChatGPT to analyze, plan, and customize content”.2

Where the reels come from

Paper Route

Written and generated from scratch, one reel at a time, never from a template: the script around your metro’s actual numbers or the listing facts you entered, the visuals per reel, every factual claim mapped to its source.

Coffee & Contracts

From a template library refreshed weekly: “Lead-Attracting Social Content — Delivered fresh weekly”, with Reels scripts and trends you record yourself. Nothing on their features page generates a video, and The Close’s review notes the platform provides scripts rather than finished video.2,6

Who is in the reel

Paper Route

You are, and there is nothing to film. Your headshot and logo go into every reel, narration is your own cloned voice on every plan (record 60 to 120 seconds, or keep a stock voice), and your headshot is the reference for generated scenes of you, such as the podcast segment.

Coffee & Contracts

You are, if you film it. The membership supplies the script, the hook and the trending audio; the recording is yours to make. No voice cloning and no generated scenes are listed on their features page.2

What lands in your hands

Paper Route

Finished vertical reels with captions: 8 reels a month on Starter, 12 reels a month on Plus, 20 reels a month on Pro. No templates, no mailers, no CRM.

Coffee & Contracts

Editable social templates, captions, Reels scripts, a content calendar, email templates and a drip generator, lead magnets, client guides, printed mailers, Instagram analytics and a link-in-bio page.2,1

Price

Paper Route

Three plans: Starter $79/mo, Plus $99/mo, Pro $149/mo. By our own arithmetic that is $9.88, $8.25 or $7.45 per finished reel. Monthly subscriptions: end yours at any time and it runs to the end of the billing month. No refunds or partial-month credits.

Coffee & Contracts

One individual plan, three billing terms: “$74 Billed Monthly”, “$199 … Billed Quarterly” (“Save $92/yr”), “$740 … 2 Free Months … Billed Yearly”. That works out at $74.00, $66.33 or $61.67 a month. Team, Brokerage and Enterprise plans are quote-only, and Enterprise needs “a minimum of 50 people”.1,6

Free tier or trial

Paper Route

No free tier and no free trial. Plans start at $79 a month.

Coffee & Contracts

Neither. Their pricing page offers no free trial and no free tier; the “2 Free Months” is the discount for paying a year up front.1

Posting

Paper Route

You post here too. Nothing is published on your behalf, on any network — you get the finished reel and its caption and put it up yourself.

Coffee & Contracts

You post. “Do you post on my social media for me?” is the first question on their FAQ page, and The Close’s review lists “Not automated posting” as a con.4,6

Changing something

Paper Route

Text the change you want — a shorter caption, a new price, a different opening — or edit any script on the website. Up to 10 edits per reel, and approving is what starts the render.

Coffee & Contracts

You edit it yourself. Their features page lists a Content Studio — “Custom content, created just for you” — while The Close’s August 2026 review lists “No in-app template editor” as a con.2,6

Does anyone else get the same content

Paper Route

No. Scripts are written and visuals generated per reel around your market and your branding, so two agents in the same city get different reels.

Coffee & Contracts

Yes, by design. The membership grants a “limited, non-exclusive, non-transferable, non-sublicensable license”, so the template you post is licensed to other members too.3

Two caveats before you budget. The annual price differs by source: their own pricing page shows “$740” billed yearly with “2 Free Months”, which is $61.67 a month, while The Close’s review table lists “Agent (billed annually) $54/month”1,6— confirm it at checkout. And the size of the membership depends on the page: their home page says “Join 6,000+ top agents”5, The Close a Facebook group of “almost 5,000 agents”6. No Capterra, G2 or Trustpilot listing for them was readable today, so this page carries no star rating and no reviewer quotes. All checked 12 Sep 2026.

Honestly

Which one you should pick

Choose Coffee & Contracts if…

  • You like making your own content, and you want a weekly kit of templates, captions and Reels scripts to start from, for $74 a month.
  • You are happy to be on camera: their Reels scripts and trending audio assume you will record them.
  • You want more than video in one bill — email drips, lead magnets, client guides, printed mailers, a content calendar, Instagram analytics.
  • You want to plug your content library into Claude or ChatGPT: their Claude Connector does that, and Paper Route does not.
  • You want peers: the membership includes a Facebook group The Close puts at almost 5,000 agents.

Choose Paper Route if…

  • You want a content employee, not a content library: something that brings the ideas and the weekly drop, and handles changes by text, like a colleague.
  • You want every reel written and generated from scratch, never from a template — two agents in the same city get different reels.
  • You want to be in your own reels without filming: your headshot and logo, your own cloned voice, and generated scenes of you, such as the podcast segment.
  • You want the script written around your metro’s numbers, with every claim traceable to a source.
  • You measure the price in finished reels — $9.88 each on Starter — rather than in files you still have to make.

Coffee & Contracts and Paper Route are not the same purchase. A template library is the better buy if making the content is part of the job you enjoy, and at $74 a month Coffee & Contracts is the best-known one in real estate: The Close scores it 4.7 out of 5 and lists “Trendy design & well-written copy” among its pros6.
